I did the same thing back in December when I bought. It seemed a shame that the previous owner was spending 3k a year on flood insurance and I got it down to around $400. If you have an older home at the coast, you might also want to check what the original zoning was. A lot of these homes were rezoned to VE by insurance companies and all that they needed were the vents you mentioned. I would be really upset if my insurance company had done this to me. Thankfully, I deal with Farm Bureau Insurance in Shallotte, and they were upfront and honest with me. I did have to ask a few questions before I got the real deal but its worth a phone call for anyone. I don't think this will work if you have a completely finished bottom floor and are on an island, but Larry correct me if I a wrong.
